Building Services Manager

About the role

AirTrunk is seeking a Building Services Manager to lead the delivery and compliance of all non‑critical building assets and soft services across its data centre sites. Reporting to the Operations Director, you will work closely with the Data Centre Operations team to ensure a safe, clean, and customer‑ready environment.

Key responsibilities

• Contract manage soft‑services vendors (cleaning, waste, landscaping, pest control, hydraulics, lifts, gates, roller shutters, office spaces, amenities) and set performance metrics.
• Conduct regular site inspections to verify cleanliness, safety, compliance and presentation standards.
• Oversee fire system maintenance, testing regimes, documentation, audits and defect rectification, including emergency lighting and signage.
• Lead fire‑warden training, evacuation planning and fire‑related training programmes.
• Maintain building compliance obligations (fire, lifts, stormwater, environmental and safety requirements).
• Manage minor capital works and contribute to Opex/Capex planning and budgeting.
• Provide direct line management, coaching and performance oversight for the Security Services Manager.
• Govern overall site security posture through vendor performance and compliance oversight.
• Act as primary contact for customer facilities‑related requests and attend relevant customer meetings.

Required profile

• Proven experience in managing soft‑services contracts and facilities vendors.
• Strong knowledge of fire safety system compliance and testing procedures.
• Leadership experience overseeing security personnel and coordinating cross‑functional teams.
• Ability to conduct site inspections and enforce compliance standards.
