Project Manager (Building)

About the role

The Project Manager (Building) will support the Lead Consultant in overseeing residential construction projects, ensuring that site operations run smoothly, safely, and on schedule. This role involves coordinating with contractors, consultants, and inspectors to deliver high‑quality built environments.

Key responsibilities

• Assist the Lead Consultant in project management and daily operations.
• Oversee site planning, including facilities, hoarding, access, and crane requirements.
• Evaluate project programmes and monitor work progress.
• Implement workplace safety, health, and environmental measures.
• Arrange mock‑ups, sample unit inspections, and trade demonstrations.
• Coordinate submissions and queries from contractors, ensuring timely consultant responses.
• Review and evaluate contractor progress claims.
• Monitor acceptance inspections and manage Request for Variation Orders (RVOs).
• Track and manage engagement of Registered Inspectors (RI Arch and RI M&E).
• Plan, inspect, and coordinate handover of completed works.
• Supervise upgrading works to ensure quality workmanship.
• Direct RTOs in supervision and site management activities.
• Assess and recommend contractor Extension of Time (EOT) claims.
• Support the Lead Consultant during the Defects Liability Period.

Required profile

• Degree in Architectural, Civil/Structural/Electrical/Mechanical/Environmental Engineering, Building Science, Project Management or Construction Management recognised by Singapore professional bodies or BCA.
• Minimum 5 years of relevant post‑graduate experience in building construction, preferably residential, or 3 years of project‑management experience.
• Successful completion of the certified Construction Safety Course for Project Managers accredited by MOM.
