Project Manager – Real Estate Development

About the role

We are seeking an experienced Project Manager to lead tenancy management and Asset Enhancement Initiatives (AEI) across our portfolio of retail malls and commercial buildings. You will oversee projects from concept to handover, ensuring they are delivered on time, within budget, and to the highest quality standards.

Key responsibilities

• Plan, coordinate and execute project works across company properties, including refurbishment, upgrading, reinstatement and CAPEX projects.
• Collaborate with architects, engineers, contractors, tenants, vendors and internal stakeholders to ensure smooth delivery.
• Monitor schedules, costs, quality and compliance; conduct regular site inspections and manage risk mitigation.
• Review contractor progress, manage defect rectification and verify work completion, progress claims and variation orders.
• Prepare quotations, evaluate proposals, raise purchase requisitions and maintain comprehensive project documentation.
• Coordinate with mall operations to minimise disruption to tenants and shoppers during construction.
• Liaise with government authorities, consultants and service providers as required.
• Maintain project records, drawings, permits, warranties and close‑out documentation; produce meeting minutes and progress reports.

Required profile

• Degree in Architecture, Built Environment or Project Management.
• Minimum 7 years of experience in project development, architecture planning and management within retail malls or commercial buildings.
• Strong knowledge of Singapore authority submissions, local codes and regulations.
• Proven experience delivering AEI, refurbishment, fit‑out or renovation projects.
• Excellent communication, leadership and problem‑solving abilities.
