Assistant General Manager – Commercial Building & Retail Facility

About the role

The Assistant General Manager supports the General Manager in overseeing a Grade‑A commercial building and integrated retail facility. The role focuses on delivering high service standards, tenant satisfaction, regulatory compliance, and financial efficiency while protecting the long‑term value of the asset.

Key responsibilities

• Oversee day‑to‑day operations of the building and mall, ensuring seamless functioning of all facilities.
• Ensure preventive and corrective maintenance of MEP systems, HVAC, vertical transportation, lift safety systems, and common areas.
• Manage outsourced service providers such as facilities management, security, housekeeping, landscaping, and parking.
• Prepare, manage and control annual operating budgets (OPEX and CAPEX) and conduct variance analysis.
• Act as primary contact for key tenants, handling escalations, disputes and lease obligations.
• Ensure compliance with local authorities, statutory regulations, HSE policies and building certification standards (BCA Green Mark, ISO 14001, ISO 45001, ISO 50001).
• Conduct audits, inspections and risk assessments, and prepare regular operational and financial reports for senior leadership.
• Support asset enhancement initiatives, refurbishments, sustainability programs and due‑diligence work.

Required profile

• Bachelor’s degree in Property Management, Engineering, Business Administration or a related field.
• Professional certifications such as RICS, CPM or IFMA are preferred.
• 8–12 years of property‑management experience, including at least 5 years managing Grade‑A commercial buildings.
• Strong knowledge of MEP systems, facilities management and commercial leasing environments.
