Building Maintenance Technician

About the role

The technician is responsible for carrying out all building maintenance work to ensure that the property is kept at the highest standards.

Key responsibilities

• Air‑conditioning maintenance: daily switching, monitoring temperature and pressure, inspecting components, troubleshooting faults, and supervising contractor servicing.
• Fire alarm maintenance: regular checks of panels and water pressure, supervising contractor servicing, and responding to fire activation.
• Lift inspection: visual checks of operation, reporting breakdowns, coordinating with lift maintenance company, and attending initial complaints.
• Common area lighting: inspect and replace defective lights, troubleshoot power failures, clean diffusers, and reset time switches after outages.
• Plumbing: trace and repair leaks, maintain wash basins, flushing cisterns, gully traps, and ensure sump pump operation during heavy rain.
• Carpentry: service doors, replace hinges, locks, paint and varnish doors, and clean scribbles.
• Miscellaneous: supervise pest‑control contractors, stand‑by for emergencies, purchase spare parts, liaise with other service contractors, and report general damages.

Required profile

• ITE / NTC 3 / Nitec qualification.
• Knowledge of basic BMSM Act.
