Engineer cum Project Lead - M&E

About the role

JLL Work Dynamics is recruiting an Engineer cum Project Lead for Capital Tower, AfroAsia Building and Asia Green in Singapore. The role is client-based, with support to other portfolio sites as required, and reports to the Engineering Lead. It covers day-to-day operation, maintenance and reliability of M&E systems, and leads minor capital, improvement and fit-out projects from scoping to handover. The position starts ahead of contract go-live in January 2027.

Key responsibilities

• Mobilisation: take part in joint site surveys, build the tagged asset register, collect as-built drawings and O&M manuals, and review drawings in AutoCAD
• Project leadership: lead minor capital, improvement and fit-out projects, prepare scopes, BOQs and cost estimates, manage contractors and track budgets
• Planned maintenance: run the 52-week PPM schedule and supervise specialist vendors (lifts, fire, BMS, chillers, generators, UPS)
• Reactive maintenance: respond to breakdowns within SLA, investigate recurring faults and scope repairs
• Systems monitoring: cover ACMV, electrical, fire protection, BMS, plumbing and lifts, monitor BMS alarms and use tools such as thermal imaging and power meters
• Critical systems: act as first responder for power failures, water leaks and fire alarms, and support shutdowns and emergency drills
• Safety and compliance: enforce permit-to-work, LOTO and working-at-height controls, support statutory inspections and report incidents
• Records: maintain ServiceNow work orders, daily reports, the drawing register and project files
• Energy and improvements: record meter readings and suggest energy-saving improvements
• Team supervision: assign and coach technicians, track spare parts and consumables

Required profile

• Diploma or degree in Mechanical, Electrical or Building Services Engineering
• Minimum 5 years' experience with a diploma, or 3 years with a degree
