Senior Project Director (AVP) – Building Enhancement & Renovation

About the role

We are partnering with a premium asset owner and operator active in hospitality, leisure and mixed‑use developments to appoint a Senior Project Director (AVP‑equivalent). The role leads building enhancement, refurbishment and addition & alteration projects across live, operational sites, ensuring minimal disruption while driving quality and value.

Key responsibilities

• Lead end‑to‑end building enhancement, renovation and A&A projects from concept through handover.
• Provide direction to internal teams, consultants and contractors, ensuring coordinated delivery.
• Develop comprehensive project plans covering scope, schedule, resources, procurement and risk management.
• Manage budgets, cost controls and financial reporting in line with approved expenditure.
• Ensure compliance with statutory requirements, building regulations and safety standards.
• Identify risks early and implement mitigation strategies to protect schedule, quality and operations.
• Control changes to scope, timeline and budget through formal governance processes.
• Engage and align stakeholders across operations, facilities, consultants and external authorities.

Required profile

• Minimum 15 years of experience in general building, refurbishment, renovation and A&A works.
• Formal qualifications in Building, Construction, Engineering or related disciplines.
• Proven track record delivering projects in live, operational environments such as hospitality, mixed‑use or large commercial estates.
• Demonstrated ability to lead multi‑disciplinary teams on complex, sizable projects.
• Strong understanding of regulatory and statutory requirements within structured operating settings.
• Excellent communication and stakeholder‑management skills, with high professionalism and integrity.
