Building Manager (Laos)

About the role

The Building Manager will be responsible for overseeing all building operations and maintenance for a government‑owned facility in Laos, coordinated from our Singapore office. The role ensures that the property meets contractual standards, safety regulations, and cost‑effective maintenance targets.

Key responsibilities

• Develop and implement preventive and planned maintenance programmes to minimise repair costs and equipment failure.
• Supervise routine and corrective maintenance work performed by service contractors across mechanical, electrical, HVAC, lift, generator, fire protection and security systems.
• Verify invoices, certify completed works and recommend payments to suppliers and contractors.
• Conduct regular inspections, annual maintenance audits and performance assessments of contractors.
• Prepare and submit monthly management reports, preventive maintenance programmes and annual audit reports to the Government.
• Manage all facility‑related service contracts, including cleaning, waste removal, pest control, and utilities, ensuring timely renewals and compliance with procurement regulations.
• Evaluate quotations and tenders, provide recommendations and obtain Government approval for maintenance works.
• Coordinate emergency response plans, fire drills and crisis management activities, and maintain a spare‑parts inventory with a 10 % buffer.
