Executive / Senior Executive / Assistant Manager – Facilities Management

About the role

The successful candidate will play a key role within the Properties Department, overseeing facilities management of SIA owned and leased premises in Singapore. This position involves leading a team, managing maintenance programmes, and ensuring safe, efficient operation of all facilities.

Key responsibilities

  • Lead and manage a team to deliver systematic, cost‑effective maintenance of building equipment, systems and common services.
  • Oversee the Building Operations Centre (BOC) to handle service requests, feedback and complaints, ensuring issues are tracked to closure.
  • Manage Integrated Facilities Management (IFM) and other FM service contracts, monitoring performance against SLAs/KPIs and statutory requirements.
  • Strategically plan and manage energy and utility consumption to meet sustainability targets, including Green Mark and energy‑management goals.
  • Prepare, manage and control operating and capital‑expenditure budgets, including forecasting and cost tracking.
  • Plan and execute improvement and retrofitting projects from feasibility through design, procurement, implementation and handover.
  • Liaise with authorities, regulatory agencies and internal stakeholders to ensure compliance with licences, inspections and permits.
  • Assist the Manager with feasibility studies, site assessments, technical evaluations and lifecycle costing.
  • Handle administrative functions such as procurement, requisition processing, documentation, asset tracking and service‑level monitoring.
  • Drive continuous improvement in FM service delivery, maintenance regimes, digitalisation and customer experience.
  • Conduct regular inspections and audits of service providers to ensure safety, regulatory, environmental and quality standards.
  • Collaborate with building occupants and business units to meet operational needs, project schedules and space requirements.
  • Stay abreast of emerging technologies and best practices, promoting Smart FM, energy optimisation and digital building initiatives.
  • Lead the IFM team during emergencies such as system failures, fire alarms or business‑continuity events.

Required profile

  • Proven experience leading and managing a facilities‑management team.
  • Strong knowledge of building operations, preventive and corrective maintenance.
  • Experience managing FM contracts, SLAs/KPIs and statutory compliance.
  • Ability to plan and control budgets for operating and capital expenditures.
  • Project‑management experience from feasibility to handover.
  • Familiarity with sustainability targets, energy‑management and Green Mark standards.
  • Effective liaison skills with regulatory authorities and internal stakeholders.
  • Competence in administrative functions such as procurement, documentation and asset tracking.
  • Commitment to continuous improvement, digitalisation and smart‑building initiatives.
  • Capability to lead during emergencies and ensure business continuity.
