Project Manager – Residential Construction

About the role

We are seeking an experienced Project Manager to lead residential construction projects, supporting the Lead Consultant in daily operations and ensuring successful delivery from planning through handover.

Key responsibilities

• Assist the Lead Consultant in project management and daily operations.
• Oversee site planning, including facilities, hoarding, access, and crane requirements.
• Evaluate project programmes and monitor work progress.
• Ensure workplace safety, health, and environmental measures are effectively implemented.
• Arrange mock‑ups, sample unit inspections, and trade demonstrations.
• Coordinate submissions and queries from contractors, ensuring timely consultant responses.
• Review and evaluate contractor progress claims.
• Monitor acceptance inspections and manage Request for Variation Orders (RVOs).
• Track and manage engagement of Registered Inspectors (RI Arch and RI M&E).
• Plan, inspect, and coordinate handover of completed works.
• Supervise upgrading works to ensure quality workmanship.
• Direct RTOs in supervision and site management activities.
• Assess and recommend contractor Extension of Time (EOT) claims.
• Support the Lead Consultant during the Defects Liability Period.

Required profile

• Recognised degree in Architecture, Civil/Structural/Electrical/Mechanical/Environmental Engineering, Building Science, Project Management or Construction Management, recognised by Singapore professional bodies (Board of Architects, Professional Engineering Board) or BCA.
• Minimum 5 years relevant post‑graduate experience in building construction, preferably residential, or 3 years project‑management experience.
• Successfully completed a certified Construction Safety Course for Project Managers accredited by MOM.
