Senior Project Director (AVP) – Building Enhancement & Renovation

About the role

We are supporting a premium asset owner and operator with a strong footprint in hospitality, leisure and mixed‑use developments. The Senior Project Director (AVP‑equivalent) will lead building enhancement, renovation and addition & alteration projects across live, operational environments.

Key responsibilities

• Lead end‑to‑end building enhancement, refurbishment and A&A projects from planning through execution and handover.
• Provide leadership to internal project teams, consultants and contractors to ensure effective coordination and delivery.
• Develop comprehensive project plans covering scope, timelines, resources, procurement strategy and risk management.
• Manage project budgets, cost controls and financial reporting, ensuring alignment with approved expenditure.
• Ensure full compliance with statutory requirements, building regulations and safety standards.
• Identify risks and constraints proactively, implementing mitigation strategies to maintain schedule, quality and operational continuity.
• Manage changes to scope, timelines and budgets through formal governance and approval processes.
• Engage and align stakeholders across operations, facilities, consultants and external authorities to drive timely decision‑making.

Required profile

• Minimum 15 years of experience in general building, refurbishment, renovation and A&A works.
• Formal qualifications in Building, Construction, Engineering or related disciplines.
• Proven experience delivering projects within live, operational environments such as hospitality, mixed‑use or large commercial facilities.
• Demonstrated ability to lead multi‑disciplinary teams and manage sizable, complex projects.
• Strong understanding of regulatory and statutory requirements within a structured operating environment.
• Excellent communication and stakeholder management skills with high professionalism and integrity.
