Site Manager / Project Lead (Residential & Renovation)

About the role

The Site Manager/Project Lead will oversee daily operations on residential and renovation projects, ensuring that demolition, structural works, architectural finishes, and MEP installations are executed safely, on time, and to quality standards.

Key responsibilities

• Manage daily site activities including demolition, piling, structural works, architectural finishing, and MEP works.
• Coordinate subcontractors, suppliers, materials, and workforce to meet project schedules.
• Serve as the primary contact for clients, architects, engineers, design teams, and quantity surveyors.
• Develop and monitor project schedules, identify delays, and implement recovery plans.
• Review drawings and specifications, raise RFIs, and resolve discrepancies.
• Track material usage, support progress claims, and manage variation works.
• Coordinate authority inspections and ensure compliance with Singapore regulations (BCA, URA, PUB, NEA, SP).
• Ensure workplace safety through risk assessments, permits, safe work procedures, and toolbox meetings.
• Address site environment concerns such as noise and dust.
• Conduct progressive inspections, manage defect rectification, and ensure quality before handover.
• Lead in‑house workers and foremen to achieve project targets.

Required profile

• Degree or Diploma in Civil Engineering, Construction Management, Architecture or related field.
• Minimum 5 years of construction project management experience.
• At least 2 years managing landed housing, rebuild, major reconstruction, A&A or major renovation projects.
• Experience across demolition, excavation, structural works, architectural finishes, landscaping and MEP works.
• Strong knowledge of Singapore building regulations and authority requirements.
• Ability to interpret architectural, structural and M&E drawings and resolve site issues.
• Excellent stakeholder management, communication and problem‑solving skills.
• Capability to work independently and handle multiple project requirements.
