Contracts Manager

About the role

SMITECH Engineering is looking for an experienced Contracts Manager to lead contract administration, commercial governance and risk management for M&E construction projects in Singapore. You will work closely with project managers, quantity surveyors, consultants, clients and subcontractors to ensure contractual obligations are met and disputes are avoided.

Key responsibilities

• Manage and administer main contracts, sub‑contracts and procurement agreements for M&E works.
• Review tender documents, specifications and contract terms to identify commercial and operational risks.
• Advise project teams on contractual notices, claims strategy, risk exposure and dispute avoidance.
• Prepare and manage contractual correspondence, variation, EOT and loss‑and‑expense claims.
• Coordinate with Quantity Surveyors on progress claims, payment responses, variation orders and final accounts.
• Monitor contract performance, key milestones, deadlines and client compliance.
• Support negotiations with clients, consultants, subcontractors and suppliers.
• Maintain accurate contract records, claim files and audit trails.
• Assist in tender review, contract negotiation and commercial risk assessment for new projects.
• Guide junior QS/contracts staff and promote commercial discipline across teams.

Required profile

• Degree or Diploma in Quantity Surveying, Construction Management, Mechanical/Electrical Engineering, Contract Management, Law or related field.
• At least 8 years of contracts, commercial or quantity surveying experience, preferably in M&E construction or large‑scale building projects.
• Strong knowledge of construction contracts, subcontract administration, progress claims, variation orders, EOT claims and final accounts.
• Good understanding of M&E project delivery, site coordination challenges and commercial risks.
