Real Estate Valuations Lead - Asset Management

About the role

A global Asset Management platform is recruiting a Valuations Analyst based in Singapore to own the quarterly valuations of its real estate portfolio. The role covers both unlevered (debt-free) and levered (debt-inclusive) analyses, tracks net asset values and JV waterfall structures, and supports deal teams in Seoul, Tokyo and Hong Kong, as well as colleagues in Europe and the US.

Key responsibilities

• Build and refine valuation and projection models, checking assumptions and inputs for accuracy
• Aggregate portfolio data, model fund-level waterfalls and provide return metrics to senior leadership
• Benchmark performance against external market trends and present findings that shape investment decisions
• Prepare investor reports, support fundraising and contribute to board-level presentations
• Work with financial systems, improve dashboard reporting and help build automation solutions

Required profile

• 3 to 6 years in a top-tier Big 4 accounting firm, private equity or high-performance real estate investment environment
• Deep expertise in financial modelling, valuations and asset management
• Commercial mindset and ability to handle complexity under pressure
• Real estate sector experience is non-negotiable
