BIM Manager (MEP) – Building Services

About the role

The BIM Manager (MEP) provides senior technical leadership for Building Information Modelling across all Mechanical, Electrical and Plumbing disciplines on construction and infrastructure projects. Reporting to the Project Director or Digital Delivery Lead, the role ensures BIM processes meet project, contractual and Singapore regulatory requirements.

Key responsibilities

• Develop, implement and maintain the BIM Execution Plan in line with SS BIM e‑Submission, BCA BIM guidelines and contract specifications.
• Establish and audit project‑specific BIM standards, naming conventions, LOD/LOI requirements and data exchange protocols for M&E disciplines.
• Analyse Employer’s Information Requirements (EIR) and map deliverables to MEP BIM workflows and milestones.
• Oversee the creation, quality and accuracy of MEP models (HVAC, electrical, plumbing, fire protection, BAS, ELV) ensuring compliance with required LOD at each stage.
• Integrate 4D construction sequencing, 5D cost data and 6D asset information into MEP models.
• Lead multi‑discipline coordination meetings, manage clash detection and resolve spatial conflicts.
• Guide a team of MEP BIM Modellers and Coordinators and collaborate with architectural and structural BIM leads.

Required profile

• Senior technical leader with a deep background in Building Services engineering.
• Proven experience directing BIM strategy and execution for MEP disciplines on large‑scale projects.
• Ability to lead and develop BIM modelling teams and work closely with project management.
