Project Manager - Real Estate

About the role

JLL is hiring a Project Manager in Singapore, working on-site. The role takes full responsibility for managing all phases of a project, from initial establishment to handover and closure, and involves coordinating the contributions of all participants to maximise outcomes for stakeholders. A Project Manager manages between 3 and 5 projects at once, validates and oversees the work of Project Coordinators and Assistant Project Managers, and works independently with little guidance from senior team members.

Key responsibilities

• Complete monthly deliverables: project delivery plans, monthly status reports, anticipated cost reports, and meeting agendas and minutes
• Set up the project budget according to client requirements and forecast expenditure to stay within budget
• Define a detailed project programme with clear milestones and objectives, and set up an up-to-date risk register
• Prepare PCG (Project Control Group) reports and attend PCG meetings, chair weekly project meetings and issue minutes and agendas on time
• Prepare RFPs, write scopes and tender consultants, prepare tender documentation and lead procurement for vendor packages
• Lead value engineering and buildability analysis, and review design and documentation to minimise risk
• Manage contract administration with clients, consultants and suppliers, and handle vendor contracts in line with legal requirements
• Prepare anticipated cost reports including cash flows and accruals, submit vendor invoices on time, and review and recommend variations
• Maintain JLL's health, safety and environmental systems, ensure a safety and environmental plan is in place and followed, and run the project in the absence of the Senior Project Manager or Director
• Manage project close-out, financial close-out and contractual documents such as as-built drawings, deeds of release and client training
