Regional Program Manager - Capital Projects

About the role

JLL is seeking a Regional Program Manager to cover the ANZ/SEA/JP/North Asia region, based in Singapore. The role reports to the Regional Director-PDS and the Client Project Executive (PE) for the sub-regions and manages the capital budget and delivery of capital projects across the region. It provides support to the PE and the global PMO, keeping the region flexible so that permanent full-time resources are not needed for every period.

Key responsibilities

• Assist the PE in capital project strategy, budget and schedule forecasts for business case approval
• Lead and oversee regional projects, giving expert guidance on project delivery
• Onboard project managers and ensure projects are delivered to specification, on time and in budget
• Ensure a robust scope, budget and program is in place, with accurate project status and finance reporting
• Manage scope and budget changes, drive cost assurance and value engineering
• Help establish and manage the Capital Plan, prepare signed-off project briefs and source in-country project management resources
• Monitor delivery through reporting and conference calls, act as point of contact for project teams and run project reviews, change control and risk management
• Manage supplier relationships, confirm project authorisations and expenditure, and consolidate supplier progress reporting
• Ensure weekly updates and monthly reports, implement client standards, and drive reporting governance from engagement to close-out
• Review and improve internal processes, set up structured reporting, and train project management teams
• Use JLL Adaptive Works to track milestones, budgets, cash flows and issues, and monitor regional capital planning against annual capex targets

Required profile

• Degree in Project Management, Real Estate or a related field, or at least 10 years of experience in construction, project and program management or real estate
• Prior program management experience is preferred
• International experience in capital works and/or programs with multiple projects preferred
• English, written and spoken, to a good technical standard
• Excellent communication skills and experience in remote management
