Senior M&E Facilities Engineer (Commercial Buildings)

About the role

Our client, a leading real estate company, is looking for a Senior M&E Facilities Engineer to lead the maintenance and operation of commercial building services across Singapore. You will oversee a team of technicians and ensure the reliability of all mechanical and electrical systems.

Key responsibilities

• Lead a team of technicians and provide technical guidance on troubleshooting, preventive maintenance, corrective work, and daily operations.
• Supervise operation and maintenance of key building services, including ACMV, electrical, lighting, fire protection, plumbing & sanitary systems, and Building Management Systems (BMS).
• Perform routine inspections of all M&E facilities, follow up on rectifications and recommend improvements.
• Plan and monitor preventive maintenance programmes to ensure compliance with schedules, statutory regulations and safety standards.
• Manage contractors and service providers, monitoring work quality, safety compliance, project progress and service delivery.
• Review maintenance reports, work completion records and contractors’ claims prior to payment.
• Administer maintenance contracts, prepare specifications, draft tender documents, evaluate quotations and manage contract renewals.
• Handle repair, upgrading and asset improvement projects, controlling budget, supervising execution and certifying completed works.
• Support planning and execution of M&E capital improvement projects from budgeting through implementation and handover.
• Review tenant fit‑out and reinstatement proposals to ensure compliance with building requirements, regulations and engineering standards.
• Respond promptly to maintenance requests and operational issues to minimise tenant disruption.
• Prepare management reports on utility consumption, recommend initiatives to improve energy and water efficiency.

Required profile

• Diploma in Mechanical or Electrical Engineering or a related discipline.
• Minimum 5 years of experience in M&E facilities engineering for commercial buildings.
