- Identify value enhancement opportunities through repositioning, redevelopment, tenant mix optimisation and lease restructuring.
- Establish and maintain the long-term building programme, defining the mix of factory typologies and their phasing, and integrate it with capital planning and budgeting.
- Lead asset lifecycle management from acquisition and development through operation and divestment or redevelopment, including asset-level business plans and sustainability and ESG initiatives.
- Lead, mentor and develop a team, present portfolio insights to senior management, and engage internal and external stakeholders.
- Monitor market trends, competitor activity and regulatory changes, and champion data analytics, proptech and digital tools.
Required profile
- Minimum 15 years of relevant experience in asset management, portfolio management or real estate investment, preferably in industrial, logistics or commercial properties.
- Proven track record leading asset or portfolio management functions, including P&L responsibility.
- Experience in a government, statutory board, REIT or institutional real estate environment is advantageous.
- Background in Real Estate, Business Administration, Finance, Engineering or a related discipline; postgraduate qualifications or professional certifications such as CFA, CAIA or RICS are a plus.
Required skills
- Strong commercial and financial acumen, able to analyse complex portfolios and turn insights into action.
- Systems thinking, balancing financial returns against policy objectives.
- Leadership, communication and stakeholder management skills.
- Familiarity with Singapore's industrial real estate landscape and regulatory environment, and understanding of ESG in real estate.
